Rent Smart Wales

In Wales private landlords need to register themselves and their properties with Rent Smart Wales.

Under the Housing Act (Wales) 2014 and landlord who has a rental property in Wales has to register with Rent Smart Wales. Self managing landlords who let and manage properties and agents who undertake letting and management work for landlords have to carry out training and apply for licence. A failure to comply with the legislation is an offence.

Rent Smart Wales aims to drive up standards in the private rented sector. The scheme helps to protect tenants and supports good landlords and agents by helping them keep up to date with their responsibilities and legal obligations, raising the reputation of the sector.

A specialist team deals with queries and helps landlords and agents register and apply for a licence.

There are consequences of committing offences under the Act. These include:

  • fixed penalty notices (of either £150 or £250)
  • rent repayment orders
  • rent stopping orders
  • criminal prosecutions and fines
